Works

EPIC (Empowering People, Inspiring Communities) Housing, is a community-based housing association that owns over 1400 homes across North Staffordshire with properties in Stoke-on-Trent, Newcastle-under-Lyme and Staffordshire Moorlands. Their mission is to ensure that every home is safe and that the needs of their tenants are reflected in the services they provide.

We have partnered with EPIC since 2021, supporting their major programme of property refurbishments with a works contract which will run through until 2026. EPIC have a total property portfolio value of £59 million which range from 1 to 2-bedroom flats, 1-4-bedroom houses and bungalows and commercial or office units. Since 2021, we have installed over 450 kitchens and 150 bathrooms, at a typical rate of 5 per week, in occupied and void properties.

Upon the completion of the contract in 2026, it is anticipated that approximately 750 kitchens and 250 bathrooms will have been completed. This initiative will be complemented by ongoing maintenance of the properties, ensuring compliance with both Decent Homes and EPIC lettings standards and supporting their mission and vision.

The typical scope of works on bathrooms includes: the removal of the existing bathroom suite, first fix plumbing and electrics, new plumbing and electrics, including any upgrades of electrical installations; over bath showers, baths, sanitary ware, tiling, wallboards, floor coverings and associated decoration and making good.

The typical scope of works on kitchen replacements includes: the removal of the existing, first fix plumbing and electrics, plastering, flooring, new kitchen units, new plumbing and electrics, including any electrical upgrades, boiler replacement, new flooring and decoration.

Alongside this, we deliver lifecycle maintenance works to 200 void properties a year, which includes rewiring, upgrading of central heating systems, replacement and restoration of windows, structural alteration and external works and upgrades. Many of the properties are occupied while the works are completed and, working closely with EPIC, means we can minimise disruption.
